WHAT DOES IT COST TO HIRE A PROPERTY MANAGER?

Owning a single-family rental house can be challenging. You must deal with: repairs & paying repairmen, cleaning, utilities, screening tenants, writing leases, Texas Law & the property code, liability issues, door lock rekeys, smoke alarm property codes, correctly withholding the security deposit for tenant-caused damages, pets, assistance animals (there is a difference), collecting rent, meeting tenants, keeping up with changes in the law, evicting a bad tenant, and many more things.

You can handle these tasks yourself or hire a professional property manager. Managers charge 8% to 12% of the collected rent monthly. Most managers will take care of all items listed above. The owner must pay for these expenses, but the manager will coordinate all the work. Some managers add a surcharge for repairs. There could be other fees such as a "leasing fee" for finding a tenant.
